Suffolk County Real Property Tax Service Agency

The Suffolk County Real Property Tax Service Agency establishes assessed values and oversees assessment administration for the entire county. The office is at the H. Lee Dennison Building, 100 Veterans Memorial Highway, Hauppauge, NY 11788. Phone: (631) 852-5600.

This agency is different from most New York counties because Suffolk handles assessment at the county level rather than leaving it to individual towns. The agency determines assessed values for all parcels in the county and maintains the assessment rolls. Staff also manage tax map maintenance, equalization rates, and data collection across all ten towns. The Director of the agency reports to the Suffolk County Legislature.

Property tax bills in Suffolk County come from your town's tax receiver, not the county. The county sets the assessed values, but each town collects its own taxes. School districts send their own bills too. After the collection period ends, unpaid taxes go to the Suffolk County Comptroller's Office for enforcement. Delinquent taxes include interest and penalties. The comptroller handles all back tax collections and foreclosure proceedings.

Each town in Suffolk County offers its own online tax search tool. Most use a BASgov or similar portal that lets you look up a parcel by bill number, address, or owner name. You can view tax amounts, payment status, and basic parcel details for the current year and sometimes prior years.

At the county level, the Municipal Data Portal from ORPTS provides equalization rates, municipal profiles, and assessment roll statistics for all Suffolk County towns. The SalesWeb database tracks ten years of property transfers across the county. That data comes from the RP-5217 forms filed with the county clerk after each sale.

The Suffolk County Clerk's Office also provides online access to land records. You can search deeds, mortgages, and other recorded documents by name, address, or document type. This is helpful when you need to verify ownership or check for liens before looking at a property's tax status.

Suffolk County Property Tax Exemptions

Suffolk County residents can apply for a wide range of property tax exemptions. Basic STAR is the most common. It reduces school taxes on owner-occupied homes. Enhanced STAR goes to homeowners 65 and older who meet the income threshold. New homeowners need to register with the state for the STAR credit instead of the old exemption.

Veterans exemptions under RPTL Sections 458-a and 458-b are available throughout Suffolk County. The amount depends on which program the town has adopted and the veteran's service history. Senior citizens may also get a reduction under RPTL Section 467. The percentage discount goes up as income goes down. All exemption applications go to the town assessor's office (or to the county agency, depending on the exemption type) before the taxable status date.

Challenging Your Suffolk County Assessment

You have the right to challenge your property assessment. Start by reviewing the tentative assessment roll when it comes out. In Suffolk County, the assessment review process runs through the Board of Assessment Review in each town.

File Form RP-524 by Grievance Day, which is the fourth Tuesday in May in most towns. Bring evidence that your assessed value is too high. Comparable sales from the SalesWeb database are useful here. The board will review your case and give a decision before the final roll is set in July. If you still disagree, you have 30 days from the final roll to file for Small Claims Assessment Review. That hearing is less formal and does not need a lawyer, though you can bring one.
