Southampton Board of Assessors

The Southampton Board of Assessors is a three-member elected board with staggered terms. They determine the full and fair value of all real and personal property as of January 1 each year. Dave Zagorski serves as Principal Assessor. You can reach the office by email at boardofassessors@townofsouthampton.org.

The assessor's office uses tax maps to locate every parcel and provide land area data. These maps are for reference only and do not replace a professional survey. The office hours run Monday through Thursday, 8:30 a.m. to 4:00 p.m., with a break for lunch from 12:00 to 12:30 on Thursdays. If you need to check how your home is assessed or ask about exemptions, the office can help.

Southampton property tax records show the FY2026 tax rate at $13.11 per thousand, certified by the DOR Bureau of Local Assessment. The town's Residential Assessment Ratio stands at 100.00, which means homes are assessed at full market value. Some villages in Southampton have different ratios. Southampton Village sits at 0.81, while West Hampton Dunes is at 92.39.

Southampton property tax records through NYS ORPTS

The Southampton assessment section on the town website has downloadable assessment maps, the FY26 Assessed Values Report by Location, GIS maps, and property cards. You can also find abutters list request forms, abatement forms for real estate and motor vehicles, and exemption forms for blind persons, seniors, surviving spouses, and veterans. Personal property forms for second homes and businesses are there too.

Southampton Property Tax Exemptions

Several exemptions can lower your Southampton property tax bill. STAR cuts school taxes for owner-occupied homes. Enhanced STAR gives a bigger break to seniors. Veterans with qualifying service can get a reduction too. Blind persons, surviving spouses, and people with disabilities may also qualify.

The town also offers abatement forms if you think your bill has an error. Real estate abatement and motor vehicle abatement forms are on the town website. Chapter 61/A/B land use forms are available for qualifying farmland and recreational land. All exemption and abatement applications go through the Board of Assessors.

Under RPTL Section 502, the assessor must notify property owners of assessment changes. The tentative roll comes out in May for most towns, and Grievance Day gives you a chance to contest your value. If the Board of Assessment Review rules against you, you can go to court under RPTL Article 7.

Southampton Tax Records and State Law

The Real Property Tax Law sets the rules for how Southampton collects and assesses taxes. RPTL Section 300 states that all real property is subject to taxation unless it is specifically exempt. RPTL Section 305 requires uniform rates within each jurisdiction. The law also governs how the assessment roll is prepared, how grievances are handled, and how taxes are collected.

Southampton is an assessing unit under RPTL Section 102. The town handles its own assessments through the Board of Assessors rather than relying on the county. This gives the town direct control over property valuations and the annual roll.
