Search Onondaga County Property Tax Records
Onondaga County property tax records are managed by the Real Property Tax Services office in Syracuse. The county keeps assessment rolls, tax maps, and sales data for every parcel across its cities, towns, and villages. You can search for any property through Image Mate Online, the county GIS portal, or in person at the John H. Mulroy Civic Center. The primary search tool for Onondaga County property tax records is Image Mate Online, run through the Real Property Tax Services office. You can look up any parcel by owner name, address, or tax map number. The system shows assessed values, property details, prior sales, and parcel dimensions. It is free and does not require an account. The office also accepts payments for delinquent taxes on properties not located in the City of Syracuse.

Processing time for mail requests runs 5 to 10 business days. Basic online property information is free, though document images may cost a fee to view or download. Certified copies always require the statutory payment.

Onondaga County GIS and Tax Map Data
Onondaga County runs a detailed GIS portal through VHB Spatial. The interactive map lets you view parcel boundaries, look at tax maps, and pull up property card data. You can search by clicking a location on the map or entering an address. Custom reports can be generated from mapped parcels. This is useful when you need to see where a parcel sits relative to roads, water bodies, or neighboring lots.
The county GIS program dates back to 1995, when staff digitized 1,378 paper section maps. Each parcel now has a unique 26-character TAX_ID that links to the Real Property database. Edward Hart serves as the GIS Program Manager and can be reached at (315) 435-2611. His office is at the Carnegie Building, 335 Montgomery Street, 1st Floor in Syracuse. Office hours are 8:00 AM to 4:00 PM.
Onondaga County also participates in the NYS Statewide Parcel Map Program. Parcel data gets updated annually and is available for download or as web services. The 2024-2025 data publication came out in February 2026. Keep in mind that GIS data is for general planning. It is not a substitute for a legal survey.
Note: The GIS portal may load slowly on older devices due to the large amount of parcel data it processes.
Property Tax Assessments in Onondaga County
Local assessors in each Onondaga County town set property values based on market data. The tentative roll publishes on May 1. If you think your assessed value is too high, talk to the assessor first. Then file an RP-524 form on Grievance Day, which is the fourth Tuesday in May. The Board of Assessment Review will hear your complaint. If the outcome is not what you hoped for, Small Claims Assessment Review or an RPTL Article 7 court proceeding are the next steps. The final assessment roll is filed July 1.
The March 1 deadline applies to exemption applications for county properties outside Syracuse. STAR, senior citizen, veteran, and agricultural exemptions all must be filed by that date. The county Real Property office can help with questions about which forms to use and where to submit them. Exemption details show up in the property tax records once approved, so you can verify status through Image Mate Online after the final roll posts.
Onondaga County Tax Auction and Delinquent Taxes
Onondaga County holds an annual Real Property Tax Auction every October. Properties that go to auction are those acquired through foreclosure for nonpayment of taxes. The county lists available properties starting in September, and bidding takes place on an online platform. Delinquent county taxes are those not paid by March 31 of the tax year. School and village taxes become delinquent if not paid by November 1.
Payments for delinquent taxes go to the Chief Fiscal Officer at PO Box 1004, Syracuse, NY 13201. Online payment is available for town properties outside the Syracuse city limits. Interest and penalties accrue monthly until the debt is cleared. If you owe back taxes, contact the office at (315) 435-2426 to find out your options before the property reaches the auction stage.
