Search Columbia County Property Tax Records Online

Columbia County has two main online tools for searching property tax records. The county's own Real Property portal lets you search by municipality, tax ID, or street name. You can view assessment rolls, property sales, tax bills, and paid or unpaid tax records. Assessment data goes back to 2008 and sales records to 2007.

Property Tax Assessments in Columbia County

Each town in Columbia County has its own assessor. The Town of Ancram, for instance, has assessor Rene DeLeeuw available Thursdays from 10:00 AM to noon, or by appointment at (518) 329-6512 ext 204. The City of Hudson runs its own assessment office with separate rolls and exemption programs. Every assessor sets values for their jurisdiction, and the county compiles them into the countywide roll.

The tentative assessment roll comes out May 1 in most towns. Grievance Day falls on the fourth Tuesday in May. Under RPTL Section 305, tax rates must be uniform within each taxing district. The Board of Assessment Review hears complaints on Grievance Day. The final roll publishes after the board finishes. If you still think your value is wrong, RPTL Article 7 lets you take it to court.

Columbia County Tax Exemptions

Basic STAR lowers school taxes for owner-occupied homes in Columbia County. Enhanced STAR gives a larger break to seniors 65 and older. Register through the state's assessment portal or apply with your local assessor. Veterans qualify for exemptions under RPTL Section 458-a. Seniors with limited income may get a sliding-scale exemption under RPTL Section 467. Agricultural exemptions are also available for qualifying farmland.

Each program has its own forms and deadlines. Check with your town assessor or the Columbia County Real Property office early in the year. All exemptions must be applied for. They do not happen on their own.

Columbia County Land Records and Deeds

The Columbia County Clerk maintains deeds, mortgages, liens, and other recorded documents. Public access to indices is available. Some online searching is offered. Certified copies can be requested.
