Cattaraugus County Assessment Rolls
The county posts assessment rolls going back to 2009. Each roll is a PDF you can download for free. They are split by town, so you pick the municipality and year you want. The rolls list every parcel with the owner name, assessed value, exemptions, and taxable amount. You can compare values from year to year to see how assessments have changed over time.
Below is a look at the Cattaraugus County assessment rolls page. You can browse by town and download any year from 2009 to the present.
The tentative roll comes out on May 1 in most towns. Property owners get a window to review the values and talk to the assessor before Grievance Day. After the Board of Assessment Review rules on any complaints, the final roll gets published. Under RPTL Section 305, tax rates must stay uniform within each taxing district. That means every parcel in the same area pays the same rate per dollar of assessed value.
Property Tax Exemptions in Cattaraugus County
Several exemption programs can cut your tax bill. The STAR program is the most common one. Basic STAR lowers school taxes for any owner-occupied home. Enhanced STAR gives a bigger cut to seniors 65 and older who meet the income cap. You need to register through the state's assessment portal or apply with your local assessor.
Veterans can qualify for an exemption under RPTL Section 458-a. The amount depends on your service record, combat zone time, and any service-connected disability. Senior citizens with limited income may also get a sliding-scale break under RPTL Section 467. Each program has its own forms and deadlines. Check with the Cattaraugus County Real Property office early in the year to make sure you file on time. All exemption forms are due by March 1 in most towns.
