The office handles tax map maintenance, assessment roll coordination, and property sales tracking for every town in Allegany County. They also process Form RP-5217 for property transfers. Since June 2013, the County Clerk's Office and Real Property office accept online-generated transfer reports, which speeds up the filing process. Search Allegany County Tax Records Online
The Allegany County GIS Parcel Viewer is the main online tool for property searches. Built on the ESRI ArcGIS platform, it shows parcel boundaries, ownership data, assessment values, and parcel dimensions. You can search by municipality, tax ID, name, or address. The map works on phones and tablets too. Data gets updated on a regular basis by the Real Property office.
Keep in mind that the GIS map was made for tax purposes only. It is not a legal survey and should not be used for conveying property. If you need exact boundaries, hire a licensed surveyor. For assessment data alone, the viewer does a solid job.

Allegany County Tax Map Copies and Fees
If you need a physical tax map, the Real Property office sells them. Prices vary by size. An 18-by-24-inch color print costs $10. A larger 32-by-40-inch color print runs $20. A small 8.5-by-11-inch print is $3. The full set of Allegany County tax maps, all 611 prints, costs $2,000. Digital files are also for sale. A countywide shape file compatible with ESRI software is $1,000, and a full PDF set is $500. Shape file updates cost $100 each, up to four times over three years.
These prices apply to anyone, not just county residents. The office takes payment in person. Call ahead to confirm current fees since they can change.
Allegany County Assessment and Grievance Process
Local assessors in each of Allegany County's 29 towns set property values each year. The tentative roll comes out May 1 in most towns. Under RPTL Section 305, tax rates must be the same for all properties in the same taxing district. If you think your assessment is too high, talk to your town assessor first. They may have made an error or missed a detail about your property.
Grievance Day is the fourth Tuesday in May for most towns. You file a written complaint with the Board of Assessment Review. Bring any evidence you have, like recent sales of similar homes. The board makes a decision, and the final roll is set. If you still disagree, RPTL Article 7 lets you take the case to court. Note: Exemption applications must be filed by the taxable status date, which is March 1 in most Allegany County towns.
Property Tax Exemptions in Allegany County
Allegany County residents can apply for several exemptions. Basic STAR is for any owner-occupied home. Enhanced STAR is for seniors 65 and up with income below the state cap. Veterans get relief under RPTL Section 458-a based on service and disability status. Senior citizens with low income may qualify under RPTL Section 467 for a sliding-scale reduction.
