NYC Department of Finance and Bronx Tax Records

The NYC Department of Finance handles all property tax records for the Bronx. Their main office is at 66 John Street, New York, NY 10008. You can call (212) 504-4080 for general help. The Bronx also has a local business center at 3030 Third Avenue, 2nd Floor, near East 156th Street. Both locations accept walk-ins for property tax questions, payment plans, and exemption applications.

Unlike the rest of New York State, the five boroughs do not have county Real Property Tax Services offices. The DOF acts as the assessor, tax collector, and record keeper all in one. Every Bronx property gets a borough-block-lot (BBL) number, which is the key you use to pull up any record in the system.

The DOF also keeps digital tax maps. The Tax Map Office maintains official lot lines, block numbers, street names, and parcel dimensions. These maps are available through NYC Open Data in downloadable ZIP files. They are GIS-compatible and updated on a regular cycle. Historical maps from past years are also on file.

Bronx County Tax Classes Explained

New York City splits all property into four tax classes. This matters because each class has a different assessment ratio and rate cap. Class 1 covers one- to three-family homes. These are assessed at 6% of market value, with annual increases capped at 6% and five-year increases capped at 20%. Class 2 covers apartments, co-ops, and condos with four or more units. Class 3 is utility property. Class 4 covers commercial and industrial buildings. Classes 2 and 4 are both assessed at 45% of market value.

This class system means two Bronx properties with the same market value can pay very different tax amounts. A small house in Class 1 gets the lowest ratio. A storefront in Class 4 pays on a much higher share of its value. The city sets the tax rates each year during the budget process. You can check the current rates on the DOF site.

Note: The assessment cap on Class 1 homes means your taxable value may lag behind the actual market, especially in fast-rising neighborhoods.

How to Appeal Bronx Property Tax Assessments

If you think your Bronx property is assessed too high, you can challenge it through the NYC Tax Commission. This is an independent city agency that hears appeals. There is no fee to file. The deadline for Class 2, 3, and 4 properties is March 1 each year. Class 1 properties have until March 15. In 2025, those dates shifted by two days to March 3 and March 17 because the normal dates fell on a weekend.

NYC Tax Commission appeals for Bronx County property tax records

You can file in person at the Manhattan office (One Centre Street, Room 2400) or at the Bronx Business Center. Mail filings work too. All the forms are on the Tax Commission website. Bring evidence like recent sales of comparable properties, income and expense data for rentals, or a professional appraisal. The Tax Commission reviews your case and makes a decision before the final roll comes out in May.

If the Tax Commission does not give you the result you want, you can go to court. But most Bronx property owners resolve things at the commission stage. The process is simpler and costs nothing to start.

Bronx County Tax Exemptions and Abatements

Bronx residents can apply for several tax breaks. STAR is the big one for homeowners. Basic STAR reduces school taxes on any owner-occupied primary residence. Enhanced STAR gives more to seniors 65 and up who meet the income limit. Veterans, people with disabilities, and senior citizens each have their own programs. The DOF handles all exemption applications for the five boroughs.

Abatement programs are also available. These differ from exemptions in that they reduce the tax bill rather than the assessed value. Some apply to new construction or renovations. Others target specific property types. The DOF posts all forms and deadlines on its website. You can file some applications online. For others, you need to mail or hand-deliver the paperwork.

Bronx Property Tax Payment and Liens

You can pay Bronx property taxes online through the DOF portal. Payments are accepted by credit card, debit card, or electronic check. The system runs all day and all night. If you fall behind on taxes, the city may place a lien on your property. Lien sales happen on a set schedule, and the DOF publishes the list of affected properties in advance. Payment plans are available for people who owe back taxes. Contact the DOF or visit the Bronx Business Center to set one up.
