Search Ramapo Property Tax Records with PROS
The Ramapo PROS (Property Record Online System) is an interactive tool for looking up any parcel in the town. You can search by address, owner name, or parcel ID. The system shows assessment data, property inventory details, tax liability, and comparable sales. It is free to use and available around the clock.
Advanced search filters are available at the PROS search filters page. You can narrow results by property characteristics to find exactly what you need. For an owner name search, use the Last, First format. When searching by address, omit suffixes like Street, Road, or Lane. Use an equals sign before the last name for an exact match.
Ramapo Tax Department and Payments
The Ramapo Tax Department handles collection and processing. You can reach them by email at tax@ramapo.gov. Tax history, bills, and receipts are all viewable through the department. Online payments go through ramapo.municipaltaxpayments.com, where you can view your balance and pay right from the site.
Ramapo's residential assessment ratio is 6.43 as of 2025. This number, issued by the NYS Office of Real Property Tax Services, translates your total assessment into an assumed market value. If the market declines, the RAR goes up. If the market rises, it drops. The RAR is used when filing grievances to show whether your assessment is in line with what the state considers fair.
Note: Payment deadlines vary for town, county, and school taxes, so check your bill for the exact due dates each cycle.
Ramapo Assessment Dates and Grievances
Exemption applications must be filed by March 1. The tentative assessment roll goes to the Assessor's Office by May 1. Notices of any assessment changes get mailed to property owners at that time. You can examine your own assessment or any other parcel in the town during this period.
If you think your assessment is wrong, you must file a protest between May 1 and Grievance Day, which falls on the fourth Tuesday in May by state law. Use Form RP-524. Bring comparable sales or an appraisal. The Board of Assessment Review hears the case. The final assessment roll gets filed on July 1, and taxes for the following year are based on those final values.
