Colonie Property Tax Records Online

The Colonie Image Mate Online system gives you access to real property data in two tiers. Tier 1 is free and shows basic parcel data and assessment info. Tier 2 costs $75 per year and includes owner names, mailing addresses, historical property record cards, building sketches, sale history, comparables, maps, and photos. To subscribe to Tier 2, call the Assessor's Office at (518) 783-2701.

Image Mate Online works with SDG (Software Development Group) to deliver RPS data, tax maps, and photos. The system renders tax maps in several formats, though you may need a special plugin to view some of them. For most people, Tier 1 gives you enough to check your assessment and see basic parcel details.

Pay Colonie Property Taxes

The Colonie online tax payment portal lets you view, print, or pay your tax bill. Search using a bill number, tax map number, or property address. For bill number searches, leave off any leading zeros and skip the digits after the dash. For tax map numbers, enter the section, block, and lot like 99.-9-99. For address searches, type the house number and street name only.

Payment options include Visa, MasterCard, and Discover credit cards with a 2.95% service fee. Electronic checks cost a flat $1.95. The system only takes full payments. Your payment shows up on the website the next business day, and you get an email confirmation. Service fees go to the web provider, not the town.

For in-person payments, go to Memorial Town Hall at 534 New Loudon Road, Latham, NY 12110. Office hours are Monday through Friday, 8:30 a.m. to 4:30 p.m. You can also mail a check to the same address. Do not send cash by mail.

Colonie Tax Collection Schedule

Town and county general property tax bills are collected penalty-free during January. School tax bills are collected penalty-free during September. The exact last day to pay without a penalty is printed on your bill. If you pay during a penalty period, you must include the correct penalty amount.

Colonie Assessment Grievance Process

The tentative assessment roll comes out May 1. Grievance Day falls on the fourth Tuesday in May. If your assessment seems too high, file Form RP-524 with the Board of Assessment Review. Bring comparable sales or an appraisal to back up your case. The board will hear you and make a ruling.

Under RPTL Section 502, the assessor must notify you when your assessment changes. The final roll is set around July 1. If the board denies your grievance, you can appeal in court under RPTL Article 7. The assessor's office at (518) 783-2701 can explain the steps and help you put your case together. STAR, veterans, senior, and disability exemptions are all available for qualifying Colonie homeowners.
