Search Cheektowaga Property Tax Records Online
The Cheektowaga online tax portal lets you look up tax bills and make payments. You can search by bill number, tax map number, property address, or owner name. For address searches, enter only the street number and name. Skip the suffix like Road or Drive. For owner name searches, leave out the middle initial. The system pulls up your bill with the current balance, payments made, and due dates.
Online payments go through with Visa, MasterCard, or Discover. Credit cards carry a 2.50% service fee. Debit cards cost a flat $4.00. Electronic checks run $2.00 flat, but take about two weeks to clear. The system only accepts full payments. You can't pay part of a bill online. Service fees go to the payment provider, not the town.
The TSLCO database holds older Cheektowaga tax data from 1999 through 2016. You can view prior year records by clicking the "Details" button and then "Prior Years" from the toolbar. This is a good source if you need to trace the tax history of a property over a long stretch.
Cheektowaga Tax Payment Deadlines
Town and county tax bills must be paid by mid-February each year. The last day to pay without a penalty is typically around February 17. After that, interest starts to add up. School taxes follow a separate schedule, with bills going out in September and a deadline in mid-October.
The town's online system stops taking payments after certain dates. Village tax payments close at the end of November, and school tax payments close at the end of October. After those cutoffs, you need to pay in person or by mail. Penalties are set by the Real Property Tax Law and cannot be waived by any town official. If your bill does not arrive in the mail, it is still your job to pay on time.
Note: Payments made at Erie County offices will not show up on the town's website right away.

Cheektowaga Assessment and Grievance Process
The Cheektowaga assessor sets values for all real property each year. The tentative assessment roll comes out May 1. Grievance Day falls on the fourth Tuesday in May. If you believe your assessment is wrong, file Form RP-524 with the Board of Assessment Review. Bring proof like comparable sales or a recent appraisal. The board will hear your case and decide.
Under RPTL Section 502, the assessor must notify you of any change to your assessed value. The final roll comes out around July 1. If the board denies your grievance, you can file in court under RPTL Article 7. Cheektowaga property owners can also apply for exemptions at the assessor's office. STAR, veterans, senior, and disability exemptions may all be available depending on your situation. The NYS Check Your Assessment page has more details on how to review and contest your assessment.
