Hamilton County is small, with fewer than 5,000 residents. But the property tax records here follow the same state rules as every other county. Hamilton County Assessment and Grievance Process

Each of Hamilton County's eight towns has its own assessor. These local officials set the assessed value for every parcel based on market data, comparable sales, and the physical condition of the property. The Real Property Tax Law under RPTL Section 305 requires uniform rates within each town, which means all property owners in a given town pay at the same rate per dollar of value.

The tentative assessment roll comes out on or before May 1. You can review your value and talk to the assessor before Grievance Day, which is the fourth Tuesday of May in most towns. If you disagree with your assessment, you file a complaint with the Board of Assessment Review on that day. The board can raise, lower, or leave the value the same. After the board finishes, the final roll goes into effect and determines your tax bill for the year.

Missing the grievance deadline does not end your options. You can file for Small Claims Assessment Review through the courts. The process is straightforward and does not require legal representation. The filing fee is small.

Property Tax Exemptions in Hamilton County

Property owners in Hamilton County can apply for various exemptions under the Real Property Tax Law. STAR is the most common. Basic STAR is for all owner-occupied homes. Enhanced STAR is for seniors 65 and up who meet the income cap. Veterans may qualify under RPTL Sections 458-a and 458-b.

Senior citizens can also apply under RPTL Section 467 for an income-based reduction. Forest land under the state's Forest Tax Law program (480-a) is another option common in this area due to the heavy timber and Adirondack land cover. Each exemption has its own filing deadline, usually March 1, and all applications go to the local town assessor.
